Your Closing Disclosure & the 3-day rule
At least three business days before you close, your lender is required to send you a Closing Disclosure — a five-page form laying out your final loan terms, monthly payment, and every closing cost. This is a federal right under the TRID rule.
Use those three days. Put the Closing Disclosure next to the Loan Estimate you got at the start and compare them line for line — the numbers shouldn't jump without a clear reason.
Some changes are serious enough that they legally restart the three-day clock: the APR increasing beyond tolerance, a prepayment penalty being added, or the loan product changing. It's your last checkpoint before signing — don't waive it.
