Pre-qualified vs. pre-approved — not the same thing
These two terms get used interchangeably, but sellers know the difference — and it can decide whether your offer gets taken seriously.
Pre-qualification is a quick, informal estimate based on numbers you report yourself. It often uses only a soft credit pull (no score impact) and carries little weight, because nothing has been verified.
Pre-approval is the real thing: the lender verifies your income, assets, and credit with a hard pull, then issues a documented commitment for a specific amount. It's what makes your offer competitive in a tight market.
Run your affordability number first so you walk into pre-approval already knowing the figure you're aiming for.
