Discount points: when buying down your rate pays off
Discount points let you pay money upfront to lower your interest rate. One point costs 1% of your loan amount and typically shaves a set amount off your rate — they show up in Box A of your Loan Estimate.
Whether they're worth it comes down to one question: your break-even point. Divide what the points cost by the monthly payment they save, and you get the number of months it takes to recoup the upfront cost.
If you'll keep the loan well past that break-even, points can be a smart, guaranteed return. If you're likely to sell or refinance before then, you'd be paying for a discount you never fully use. Run it against how long you actually plan to stay.
