SECTION · 01Agreeing to these terms

These Terms of Service ("Terms") are an agreement between you and Calculate My Rate, LLC ("Calculate My Rate," "we," "us," or "our"). They cover your use of calculatemyrate.com, guides.calculatemyrate.com, and any related tools, downloads, and products (together, the "Site"). By using the Site, you agree to these Terms and to our Privacy Policy. If you don't agree, please don't use the Site.

You must be at least 18 years old to make a purchase on the Site.

SECTION · 02Educational use only

Everything on the Site, including calculators, guides, worksheets, glossary entries, and articles, is provided for general educational and informational purposes. It is not financial, legal, tax, credit, or mortgage advice, and it isn't tailored to your personal situation. For decisions about your finances, talk with a licensed lender, financial advisor, housing counselor, or attorney.

SECTION · 03Calculator estimates

Our calculators give estimates based on the numbers you enter and on assumptions we explain where we can (for example, published pricing information such as Fannie Mae's loan-level price adjustment matrix). Real rates, fees, payments, PMI, taxes, insurance, and loan approval depend on many factors, including your full credit profile, the property, the lender, and market conditions that change daily.

We work hard to keep our tools accurate and up to date, but published guidelines and pricing change, and errors can happen. If you spot something that looks wrong, please let us know.

SECTION · 04We're not a lender

Calculate My Rate is an independent education platform. We do not make loans, arrange loans, take loan applications, or refer you to specific lenders for compensation. We don't sell leads, and we don't have affiliate relationships with lenders.

SECTION · 05Acceptable use

You're welcome to use the Site for your own personal, non-commercial planning. You agree not to:

• Copy, republish, resell, or redistribute our content, tools, or downloads without written permission
• Scrape, crawl, or harvest data from the Site using automated tools (standard search engine indexing is fine)
• Interfere with the Site's security or operation, or try to access areas you're not authorized to use
• Upload or send anything unlawful, harmful, or that infringes someone else's rights
• Use the contact form to send spam or impersonate someone else
• Present our content as your own or imply we endorse you or your business

We may suspend or block access for anyone who violates these Terms.

SECTION · 06Our content

The Site and its content, including text, calculators, code, worksheets, graphics, the Calculate My Rate name, and our logo, are owned by Calculate My Rate, LLC or its licensors and are protected by copyright and trademark laws. Using the Site doesn't give you ownership of any of it.

You may share links to our pages, and you may print our free guides and worksheets for your own personal use. Teachers, nonprofits, and housing counselors who'd like to use our materials with clients are welcome to ask us; we usually say yes.

SECTION · 07Purchases & downloads

• Digital products (such as the Homebuyer Toolkit) are licensed to you for personal, non-commercial use. You may not resell, share publicly, or redistribute the files.
• Prices are shown in U.S. dollars and may change at any time. The price at checkout is the price you pay.
• Payments are processed by a third-party payment provider under its own terms.
• Refunds: Because digital files are delivered right away, sales are generally final. If a file doesn't work, won't download, or isn't what was described, contact us within 14 days of purchase and we'll fix it or refund you.

We link to outside sites, such as government agencies and industry resources, because they're helpful. We don't control those sites and aren't responsible for their content, accuracy, or practices.

SECTION · 09Disclaimer of warranties

THE SITE AND ALL CONTENT, TOOLS, AND PRODUCTS ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We don't promise the Site will be uninterrupted, error-free, or that any result will match the terms a lender offers you.

SECTION · 10Limitation of liability

TO THE FULLEST EXTENT ALLOWED BY LAW, CALCULATE MY RATE, LLC AND ITS OWNERS, EMPLOYEES, AND CONTRACTORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY FINANCIAL LOSS, ARISING FROM YOUR USE OF OR RELIANCE ON THE SITE, INCLUDING DECISIONS YOU MAKE BASED ON CALCULATOR RESULTS OR GUIDES. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR $50.

Some states don't allow certain limitations, so some of the above may not apply to you.

SECTION · 11Indemnification

If you misuse the Site or break these Terms and that leads to a claim against us, you agree to cover the reasonable costs, including attorneys' fees, that result.

SECTION · 12Governing law

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Oakland County, Michigan, and you agree to those courts' jurisdiction. Before filing any claim, please contact us first. Most concerns can be resolved quickly and informally.

If any part of these Terms is found unenforceable, the rest stays in effect. Our not enforcing a provision isn't a waiver of our right to do so later. These Terms and our Privacy Policy are the entire agreement between you and us about the Site.

SECTION · 13Changes

We may update these Terms from time to time. When we do, we'll change the "Last updated" date above. Continuing to use the Site after changes take effect means you accept the updated Terms.
